Green issues are high on the agenda for many firms and indeed there are certain requirements that must be met to evidence certain environmental responsibilities. In 2007 domestic Energy Performance Certificates (EPC) were introduced, quickly followed in 2008 with commercial (or non-domestic) EPC. An EPC will show how energy efficient a building is to potential buyers, renters or any interested parties.

A commercial EPC is required for properties of over 50m2 which are being sold, rented or constructed. The property must contain certain fixed services before a commercial EPC is required. In fact, there are three levels of buildings for which a commercial EPC is required. Small buildings with heating systems of less than 100kW and cooling systems of less than 12 kW qualify, as do purpose build buildings with the same heating and cooling systems. Large buildings also require a commercial EPC. The purpose of a commercial EPC is to show how energy efficient the property is by evidencing their Co2 emissions. The commercial EPC will alert owners to areas that have low energy efficiency so improvements can be made.

A commercial EPC is gained by a professionally registered energy assessor carrying out a full inspection of the property. They will consider a range of the property’s features before issuing the commercial EPC. They’ll look at building size, insulation, the boiler and heating system, lighting, ventilation and the type of windows, among other things. Any renewable energy sources used will be taken into account on the commercial EPC. These features will be fed into computer software which will then calculate the Co2 emissions for that property. The commercial EPC will be graded on an A – G scale. The most efficient properties will have an A rating; properties with very high Co2 emissions will be graded at a G level. The commercial EPC is valid for 10 years from issue.
