Avoid the buyer stand-off when selling
With the property market still largely in turmoil, selling a home is not particularly easy. Indeed, so uncertain is the market that many local estate agents are reporting somewhat of a stand-off taking place between sellers and buyers. For their part, sellers are reluctant to reduce the price they are asking, whilst buyers do not want to pay too much.
For home sellers with a desirable property to sell, things are slightly different, in that they can afford to remain firm and stick to their guns. Things are much the same for those with property to sell in areas attracting a high demand, though saturation here could present its own problems if a property is not up to the standard of the competition.
To secure a sale on an average home in an average area though, it is only sensible for sellers to be prepared to drop their asking price. If this still does not attract bids or, even worse, viewings are still scarce, there could be more serious problems and it is these long-term unsold properties that are really having a damaging effect in some areas.
In the majority of cases, those houses not selling will be in a state of disrepair, tired looking or not tick the right boxes for other reasons. If this is the case, the best estate agents would have already pointed out deficiencies to the seller; either through their own skills and knowledge, or having been alerted to the fact by viewers of the property.
The advice of the agent does not have to be taken of course, though it is often better that it is.
